Luxury Vacation Homes

Even though vacations are generally considered an expensive stress relieving option, most people want the best for themselves and their families. Even though expensive, a considerable number of people do not fret when making reservations for luxury-housing options. It is difficult to grade a luxurious vacation property, since gradation factors are not similar in all countries. In relation to luxury vacation homes, the labeling procedure is more common than being specific. This is because a great number of "luxury vacation homes" are private owned property. For this reason, most of them are not made available for scrutiny. They gain their reputation from renters, owners, and neighbors. Entrepreneurs and hoteliers may buy potential property and renovate it into a luxury vacation home. As such, they may fall under the jurisdiction of gradation officers if owners desire a luxury home label.

Classified as residential real estate, luxury vacation homes are considerably expensive as compared to other homes. This is because they are not the only lodging option for owners; they are often paid-for, as they are considered a profitable investment property. Their value is determined keeping in mind their potential of providing recurring revenue. They can be purchased as a luxury vacation home, or owners may continue to make changes that help acquire a favorable reputation. Owners may use luxury vacation homes for family holidays and gatherings but may opt to rent their homes since they remain vacant for a major part of the year. This helps realize cash for maintenance, upkeep, and property tax, apart from providing a regular income. Luxury vacation home rental prices vary depending on quality of accommodation, amenities, and services provided.

When clients consider luxury vacation home purchases, it is sensible to check with reputed estate agents. This eliminates the risk of being involved in doubtful property deals. Comparison-shopping helps analyze payment options, price points, and revenue-generating potential.

Owning a Poconos Vacation Home

Thinking of owning a second home?

Owning a Poconos vacation home is now easier than before because it is so affordable. The most you'll probably pay for a property, whether mountain or lakeside, could cost between $85,000-125,000.

The Poconos offer homebuyers lots of pluses for their small investment. Imagine a visual bow of lakes and rivers, well-constructed roadways; close proximity to all that nature has to offer and easy access to shopping, dining and leisure activities.

In fact, The Wall Street Journal named the Poconos as one of the three top places to retire. And rightly so, because the living there is easy. Just imagine breathing in fresh air as you sit on the porch for a quiet chat with your family, with the birds on the ledge providing the musical score. There's nothing more ethereal than hearing the rain doing a river dance on the rocks outside while you and your lover sit by the fireplace in silence.

Indeed, this is fine living at a price many can afford. Buyers can choose a particular area for their Poconos vacation home that suit their lifestyle and taste, whether it be in a gated community, an acre in the country or perhaps a town-styled neighborhood. The houses, which are either cabin-styled or cottages in the woods, are very spacious; some boast of having decks, a fireplace, skylights. Some owners have added whirlpool tubs and Jacuzzis.

With Pocono rentals, on the other hand, you also have a choice of cabin, house or cottage. One of the more popular rental homes charges $625 per week - or $100 per night -- while others charge a fixed fee for half-year rental.

Why Orlando Vacation Homes

The second largest city of the world in the beautiful state of Florida, Orlando, is a place caressed by Mother Nature and embellished by human architectural skills. The unique beauty and splendorous development in Orlando attracts around 52 million tourists every year. While on the one hand Orlando offers mega family entertainment joints such as the Walt Disney Resort, on the other hand there are thrilling and refreshing places such as the Sea World and the Universal Orlando Resort. The life and exuberance never sets at Orlando, due to which this nature's skillfully crafted city is one of the topmost holiday venue in the world.

The special thing about Orlando is not only the wonderful vacation destinations that it offers but also the accommodations. Orlando offers a set of distinct multipurpose villas which are no less than a site to be explored. These magnificent villas are best vacation shelters you have ever dreamt of. From iron table to LCD television, large pools to spa and Jacuzzi, volleyball and tennis courts to air hockey, set of bunk beds to master bedroom's King and Queen Bed, upgraded patio furniture, a twenty-four hours security guard, there is anything and everything you would look for in the Orlando villas. The awesome and princely ambiance of the Orlando villas and the availability of the latest facilities set these villas miles apart from all the other usual hotel rooms and accommodations.

The Orlando villas are ideal getaways for couples as well as families. The unparalleled solitude and comfort here enables you to enjoy your vacation in a stress free and enthusiastic way. These villas are privately owned and are made at a distance from each other, in order to ensure a peaceful and unruffled stay for the visitors. However, the villas lie close to the top tourist destinations so that the vacationers get to visit these places without taking the trouble of traveling long distances and spending a lot of money in commutation. Therefore there are some exotic villas near Disney, Universal Gardens, Sea World, Bush Gardens, other major theme parks and the places worth visiting. All one has to do is to decide that which amongst the many tourist spots is to be hit first and then find an Orlando villa in the vicinity. Usually all the well known destinations are at a few hours drive from the villas and thus if you could not manage to get a villa near Disney, there is nothing to worry as all other villas will have their shortcuts to Disney.

The Orlando villas are also browsed on the basis of old and new communities in Orlando such as Emerald Island Resort, Windsor Palms, Solana Resort, Rolling Hills and Indian Creek etc. The Orlando communities are a collection of carefully planned residential areas and pleasant style of living, and the villas here are mostly at a distance of three to four miles from the main gate of the major attraction of Orlando, the Disney World. For instance, the Disney World Resort is only at a five minute drive from the Emerald Island Resort community.

Apart from being fully equipped with every single amenity of the vacationer's use, the wonderful feature of Orlando villas is the huge area in which they are spread. Every Orlando villa is like a grand palace where you can organize large parties, weddings, big conferences and do other activities as well. The massive size of these villas is perfect for a thickly populated lavish party or event. The availability of huge space and all the latest facilities, allows you to give vent to your dream events. The Orlando villas are thus a kind of multipurpose houses which you can also hire despite of being a resident of Florida.

The multiplicity of uses does not augment the cost of the Orlando villas. Though the prices may vary seasonally and from owners to owners, by and large the Orlando villas are not expensive. A little profound search at the internet will give you a clear idea of the somewhat varying prices of these villas. For instance at the Orlando 4 Villas site, you will find an Emerald Island Resort/ WB018 for as low as 895 USD or £495 per week in the low season and at an affordable price of 1295 USD or £725 in the peak season. But to enjoy a reasonably priced vacation in these villas, you need to plan a little in advance because Orlando is a place swarming with tourists all throughout the year and often it becomes difficult to find a free villa for vacations. So, it is always better to get your villa booked prior to packing your bags for Orlando.

For those who love to bask in the glory of this beautiful Floridian city, buying an Orlando villa is a prudent choice. The one time investment in a buying this multipurpose villa comes with several other benefits. Being the owner of one of a grand villa you can use it any time of the year and for any purpose without paying rent. For example, you can relish another month long honeymoon and a gala celebration of your marriage anniversary in the villa. If not you, then your friends and kids can enjoy staying at the villa and visiting all the nearby world's popular tourist places. You may also plan a great wedding ceremony at the villa. But if you are a busy bee and do not get much time to holiday, the villa at Orlando can be put on rent and you can generate handsome revenue out of it.

All in all, the Orlando villas are the makers' dream and the vacationers' paradise. To know more about Orlando villas, to rent or buy a florida villa, look at http://www.orlando4villas.com/.

Amazing Vacation Homes - Just For The Rich And Famous?

Do people dream of having their own amazing vacation homes to which they can retreat when the stresses of everyday life just become too burdensome? Apparently they do, because the documentary series "Amazing Vacation Homes" was one of the Travel Channel's most viewed.

So if you find yourself, in the cold wet dark days of winter, fantasizing about amazing vacation homes in warm, sunny, palm-and bougainvillea graced settings where the balmy breezes carry the whisper of breaking surf through your windows, you're not alone.

If just hearing the names of Santa Barbara, or Aspen, or Gold Coast or Lake Como floods you mind with pictures of amazing vacation homes to which you can return each evening after a day on the beach or on the slopes or water, and a dinner at a world-class restaurant accompanied by some of the world's best wine, you're not alone.

Amazing vacation homes have traditionally been seen as the special domain of the world's rich and famous, but as the Baby Boomers are reaching retirement age, and have more time to travel, and the money to buy a second home in which to spend their winters, the market for those looking for amazing vacation homes is growing rapidly.

And there are amazing vacation homes to suit any taste; from mountain lodges, to beachfront condos, to apartments in the heart of the world's great cities with easy access to sporting events and cultural venues. There are country retreats where those with a yen to develop their green thumbs can turn humble farmhouses into amazing vacation homes with gardens paths, waterways, and hidden floral delights.

Build Your Own Amazing Vacation Home

Many amazing vacation homes, in fact, have been constructed from other edifices from barns, railroad depots, schoolhouses, lighthouses, and old country stores. If you think the idea of taking buildings with decades of built-up character and turning them into amazing vacation homes has its appeal, you can start by calling realtors in the area where you'd like to spend your vacation time. Historical societies are also good sources of information on interesting properties and whether or not they the can be used for residences.

Transforming quaint old structures into amazing vacation homes is, above all, a labor of love, and can require significant financial resources and years of time. But if you start when you're young, and spend part of your vacations creating your amazing vacation home of the future, by the time it's complete it will be full of family memories and uniquely your own.

An Overview Of Caribbean Vacation Homes

Have you ever dreamed of having a vacation home in a tropical paradise? If you are willing to invest a little time and research, you will be able to find many Caribbean vacation homes on the market.

Unlike visiting a Caribbean beach resort or a hotel, Caribbean vacation homes are a long term investment. Searching through web sites and talking to a few international real estate agents will put you on the right path. Having a real estate agent well versed in international sales might be your best bet.

Doing business online can be risky, as you wouldn't want to be taken in a scam and end up losing your money. An international agent will know all the ins and outs of the process and you'll most likely have a very specific paper trail by the time all is said and done.

Consider your budget carefully. Know exactly how much you want to spend and how much you'll be able to afford in the Caribbean vacation homes market. Visit a few different islands to see which one suits you best. There are a lot to choose from, each one more beautiful than the next, but since you're making such a big investment, you don't want to rush and find out later that there was something better someplace else.

While you might end up using the services of an agent, you can still do a lot of your searching online. The internet provides an endless resource for sales and locations. If you don't want to buy a home, maybe you can find one for rent. A Caribbean rental villa might be a better option for you if you don't want the long term commitment.

Of course, if you do decide on buying one of the available Caribbean vacation homes on the market, you also have to consider what you are going to do with it in the off-season. Will you leave the house empty or will you rent the house out to others?

Timeshares are also another alternative. With a timeshare, you and several other people are all buying a share in the same house or condo and you all schedule your times to visit throughout the year. With a timeshare, you pay for someone else to maintain the upkeep on the building.

When you're not there for the rest of the year, you don't have to worry about it at all. Timeshares can also be traded with other people around the world. You might be able to trade time in these Caribbean vacation homes with someone else on another island or another part of the world for time in theirs.

You can also check auction sites for Caribbean vacation homes. Auctions are a great place to get bargains and pay far less than you would going through some of the other sources. With all the choices available you are sure to find one that fits you. Before you know it, you will be looking forward to plenty of days in your vacation home.

Home Exchange - The New American Way to Vacation Affordably

For decades, European travelers have used home exchange as a way to travel affordably by swapping a stay in their home for a simultaneous stay in someone else's home. This model has worked particularly well in Europe, as many Europeans holiday in the month of August, enabling swappers to stay in each other's homes during the same time period.

In this age of the staycation and the search for the perfect yet affordable vacation, Americans are now turning full force to the Europeans' secret weapon - the home swap. Rather than paying thousands of dollars for a stay in a hotel or a vacation rental, travelers are using their assets - namely their homes - to make travel affordable.

While the European model of home swap can and does often work for Americans, vacations on this side of the pond can prove to be more complex. Americans do not limit their vacations to the month of August (we northerners love to vacation in South Carolina, Hawaii, California, Arizona, and Florida during the dark days of winter); the sheer size of our country affords a never-ending supply of vacation destinations (meaning that few of us may be willing to trade a stay in our suburban home for a stay in someone else's similarly suburban abode); we seek flexibility whenever possible (what if I'd like to travel to a charming ski chalet in Vail, but I can't find a Vail ski chalet owner who has any interest in traveling to my home town of Seattle?); and our busy schedules mean that finding the perfect exchange partner ourselves may be unfeasible.

It is particularly important, then, for Americans to search for and find the home exchange program that will best fit their needs.

House exchange programs range from simple listing services to full-service home swap coordinators. They also differ as to whether they list primary homes or limit their listings to vacation homes and second homes. Perhaps the most important way in which home exchange programs differ is in the types of exchanges they offer. All programs offer the traditional mutual and simultaneous home exchange. Home swappers will likely have better luck with a program that also offers both non-mutual and non-simultaneous swaps. This enables travelers to vacation in any destination of their choosing without the necessity of having to find an exchange partner who would like to use their home.

What to look for in a home exchange program:

A program that allows for the flexibility of non-mutual (sometimes called indirect) and non-simultaneous home exchanges. A program whose listings include only vacation homes and second homes. A full-service home exchange program that will help with finding exchanges and arranging them.

At a time when other forms of travel are decreasing, Americans are turning to home swaps, as vacationers look to travel affordably and flexibly.

Top Reasons to Buy Naples Real Estate

Many people living in northern regions of America often think about taking a hint from the birds and flying down south; yet, people contemplate staying permanently rather than only for the winter months. With Florida's "just say no to snow" slogan, it seems like a logical contemplation. The weather is going to be the sunshine state's top reason to recruit a realtor in Florida, but what is so alluring about specific regions? The following article provides premier reasons to hunt for a Naples realtor.

Naples rests about 100 miles west of Miami, one of Florida's staple tourist spots, yet Naples hosts a high number of visitors as well. The Floridian city's high-traffic season lasts from October to April, housing part-time residents from all over the nation and other parts of the world making it similar to New York City in regards to various cultures and people.

Realtors in Florida direct water lovers towards Naples. Located on the Gulf of Mexico, many activities in Naples revolve around the nearby resting and extremely warm waters. The city offers numerous public beaches along with a half-mile stretch of boardwalk adjacent to shops and restaurants.

Do you enjoy the arts and sightseeing? Ask a Naples realtor about some of the main venues existing in the area. Some of the more prominent cultural attractions include the Philharmonic Center for the Arts and the Naples Players Community Theatre. In addition to the arts, Naples offers opportunities to explore Naples Botanical Garden and the Naples Zoo at Caribbean Gardens.

Are you an active person? If you are, then real estate in Naples, Florida has a lot to offer you. Fishing is highly championed in Naples due to the opportunity of catching snook, redfish, and tarpon. In addition, the hearts of golfers skip a beat when Naples is mentioned. With a bevy of public and private courses to choose from, Florida realtors often consider Naples to be a 'golfer's paradise.'

Your Vacation Home Makes it Possible For You to Travel Around the World With Home Exchange

Home Exchange as One of the Greatest Benefits of Your Vacation Home or Second Home

Owning a vacation home does not have to limit your vacation destinations. Leverage one of your biggest assets, your vacation property! Exchanging a stay in your house or condo for a stay in someone else's home makes travel anywhere affordable.

You've saved and saved, and you finally purchase that vacation home on the beach you've been dreaming of for years. Or, perhaps after decades of work, you've decided to buy a second property and live half of the year in a warmer climate. Maybe your family has had a vacation home for generations. Whatever the case, you likely spend many enjoyable days in your house or condo and take advantage of all the location has to offer - be it skiing, golfing, sightseeing, beach-going, fishing, hiking, or just relaxing.

If you're like many owners of vacation and second homes, you would sometimes like to travel to destinations other than where your house or condo is located. Perhaps you own a home in Florida, but you would like to ski this winter; maybe you have always wanted to visit Hawaii, or maybe you long to travel to Europe.

Home Exchange as the Key to Travel Anywhere

Your travel does not have to be limited by the location of your vacation home! You can travel anywhere in the United States or around the world by swapping a stay in your property for a stay in someone else's. Home exchange makes travel affordable by cutting out the cost of lodging.

With home exchange, also called home swap, house swap, and a variety of other names, you swap a stay in your house, apartment, or condo for a stay in someone else's vacation property. Exchange programs vary as to the exact process, but for all of them, the first step is deciding where and when you'd like to travel. You should be able to browse through listings of vacation homes organized by country, state, and city.

Look for a house swap program that will help you from that point forward. Provide the details of your desired exchange, and a full-service program will help you find an exchange partner. Make sure that the home exchange program you choose allows for non-mutual, or indirect, swaps. That way, there is no need to find someone who wants to travel to where your property is located. You'll be able to stay in someone else's home even if they are not interested in using your home.

Choose from among the homes you find or that are suggested to you by the vacation home exchange network, contact the other home owner, and arrange the dates and details of your exchange.

Voila! A vacation without the high cost of lodging!

Top 10 Reasons Why Home Swapping is Ideal For Family Vacations

10. You don't have to ask for a room away from the noisy elevator.

Concern about where your room will be located - close to or far from the elevator, 2nd floor or 8th floor, smoking section or non-smoking section - is par for the course when you vacation in a hotel. When you stay in a vacation home, however, the whole house is yours. No need to worry about noisy guests, rooms that smell of smoke, a view of the parking lot, or being too far away from the ice machine. Every room in a vacation house is conveniently located and as quiet as you'd like it to be!

9. In a vacation home, there is no extra charge for room service.

Although I'll agree that room service has a few benefits, I'd prefer not to have to pay $5 for that cup of orange juice my daughter is asking for. Home swappers enjoy a kitchen that is open 24/7, which is especially convenient for families with children who wake up hours too early for breakfast at a restaurant and for anyone who occasionally enjoys a midnight snack. Home swapping enables families to eat some meals at home, saving money on your vacation and adding oodles of convenience.

8. When you stay in a vacation home, your kids can have their own beds.

Remember the last time you stayed in a hotel room with your kids? If your kids are anything like mine, the decision about who is going to share a bed with the "sheet stealer" takes a great deal of negotiating. In a vacation home, my kids typically have their choice of rooms, and they each get their own bed. "Can I have the sailboat room?" asks my youngest. "I get the top bunk," states my oldest. More often than not, they all end up staying in the same room. Because it's part of the fun of vacation. And there's never any arguing about sheet stealing.

7. No need to sit in the hallway or on the floor of the bathroom waiting for your kids to fall asleep.

A friend of mine recently confessed to me that she and her husband typically sit on the floor of their hotel room's bathroom or in the hallway outside their hotel room - on the floor - while they wait for their kids to go to sleep. They have to whisper, of course, and sometimes it can take 30 minutes or longer before their kids are sleeping deeply enough that they can return to the room. Even then, they must keep the lights and noise to a minimum so as not to wake up the kids and be forced to start the whole process again. Ever try watching Saturday Night Live's Weekend Report without laughing aloud? It's not easy. When you house swap, there's no need to be relegated to the floor of a barely-lit bathroom. The sofa in the living room, the chaise lounge on the deck, or the bed in the master bedroom is certainly more comfortable than a tile floor. Your body will thank you for vacationing the home exchange way!

6. Home exchange gives you a home away from home.

After a long day of seeing the sights, playing on the beach, or experiencing your latest adventure, there's no match to returning to a comfortable and spacious home that you can call your own (at least for the week you are staying there). We all know that kids need a place to call their own. A space to relax or a space to play. Having a home to return to at the end of a day of vacation fun cannot possibly be matched by any hotel room.

5. A unique place for your next staycation.

In this economy, many families are opting for a staycation rather than a vacation. Typically, a staycation involves spending vacation time visiting attractions and events that are close to one's home in order to vacation within a budget. With home exchange, you can have the best of both worlds. Rather than using your own home as a home base, you can use a home swap house as your home base. Visit some of the attractions and experience some of the events that are close to your home swap house, and spend time in the vacation home playing games, watching movies, and making pizza and popcorn. Your family gets some together time, and you all get to enjoy being somewhere other than your own home.

4. Avoid the four-suitcases-full-of-dirty-laundry problem upon your return home from vacation.

If you've recently returned from a hotel-stay vacation, you probably still have the massive line-up of laundry loads fresh in your mind. Or, maybe there are multiple loads still sitting in front of your washing machine.... At the end of a week-long vacation, most families are stuck with several suitcases full of dirty laundry. As if we're not busy enough when we return from vacation - responding to all of the emails, voicemails, and Facebook messages received while away, reading through mail and paying bills, unpacking the baby and child gear, toys, and toiletries, and trying to revive our water-starved plants - the laundry simply won't do itself. When you vacation with home exchange, you can arrive home with suitcases full of clean laundry. When I'm home swapping, I do a load of laundry every night or every other night (depending to a great degree on how many times the boys put their knees down in mud and whether the kids decided to use napkins or their shirts that day). Yet another benefit of home exchange - clean laundry and more time to catch up with your life when you return from vacation.

3. Your teenager - and you - can have some privacy.

Staying in confined spaces with teenagers can often be difficult - for teenagers and their parents alike. Teenagers value their privacy, and parents know the value of a little personal space as well. When you swap homes for vacation, teenagers can have their own bedrooms, and usually their own bathrooms as well. This makes the time you do spend together on your vacation much more harmonious for everyone.

2. Home swapping enables you and your family to experience your vacation destination as a local.

When you stay in someone's home, you can live like a local rather than a tourist. To the extent you want, you can shop in the shops, eat at the restaurants, and stroll the streets away from the tourist spots. Home swap hosts often leave lists of local dining, markets, and happenings for their home swap partners. You'll be able to offer your family a unique opportunity to view a culture from within its boundaries. You might even meet some neighbors! They're sure to give you a friendlier welcome when you are staying in the home of their friend. More than a few times, my children have befriended some of our home swap neighbors' children. Their stories of playing with these children have become some of their longest-standing memories of our trips.

And the number one reason why home exchange is ideal for family vacations....

1. Home exchange makes travel affordable!

There's no getting around what many see as the most important benefit of home exchange - avoiding the high cost of lodging. Hotels and vacation rentals can cost thousands of dollars per week. This certainly limits vacation opportunities for most of us, especially "ITE" (in this economy). If you didn't have to worry about the cost of lodging, would you be more likely to travel wherever your vacation dreams take you? Would you be more likely to take your children to all of those places you've always wanted to take them? You can travel in the U.S. or around the world without having to check hotel prices. And you can spend more of your vacation budget on exploring the sites and experiencing all your vacation destination has to offer.

Bangsaen - A Great Place to Rent-Buy a Vacation Home in Thailand

To accommodate the increasing amounts of visitors, several new exclusive housing estates have been built in Bangsaen. Cutting edge interior design, landscaped gardens and swimming pools definitely put these properties in the luxury category. For the most part, they are located just a 5 or 10 minute walk from the beach - some are actually right on the beach-front.

The owners of these homes tend not to live in them for most of the year though, as they have jobs to do and responsibilities to uphold elsewhere. It is therefore common for them to rent out their property to tourists. This gives you an opportunity to stay in a luxury home during your stay in Thailand.

How much you end up paying to temporarily rent a luxury home in Bangsaen depends on the type of property that you opt for. You will pay a fraction of the price for a beach-side property in Bangsaen compared to how much a similar property would cost in your home country. Prices start at around $100 a week for a modern 4 bedroom home, which is a great deal. The longer you stay, the cheaper the price becomes.

Try some Google image searches for 'Bangsaen' and 'Bangsaen Beach' and you will see from the results what a great opportunity this is. With Bangsaen, and Thailand as a whole, becoming more popular year on year, prices will not stay this affordable for long - now is the time to get involved. Consider making a down-payment on your own property there if you have any spare funds available. It would be a good long-term investment.

Whether looking to buy or rent a home, there are several Bangsaen real estate firms that can help you. Contact them, tell them what type of property you are looking for, and what your budget is, and they will show you a range of first class properties from their portfolio. Most of them have websites too, so you can browse all of their available properties at your leisure.

Density of construction within the community is only 8% and most of the area is covered by protected umbrella pine trees. With the The Ria Formosa nature reserve right on the doorstep, this all combines to make Quinta a haven of un-spoilt beauty and ensures it will never be affected by over development. Marrakech Golf Property - A Quick Guide

Marrakech is a vibrant and charming city at the foot of the majestic Atlas Mountains and based around an ancient oasis. With 333 days of sunshine per year and very easy access from northern Europe it offers something for everyone and is already competing alongside main stay European cities in the high earning sector of weekend breaks. Very high occupancy levels in an already established tourist destination are attractive from an investment perspective and the year round sunshine, amazing culture, golf, mountains, gardens, restaurants and nightlife also make the lifestyle opportunity to good to miss.

It is the combination of the excellent weather and water from the Atlas Mountains that makes Marrakech such a fantastic location for golf. Despite its proximity to one of the largest deserts in the world (Sahara), the water table is high and Marrakech is surprisingly verdant, something that can surprise new visitors who often expect a dusty and dirty city. Nothing could be further from the truth; in fact Marrakech boasts an amazing number of beautiful gardens, parks, promenades and public spaces. Just taking the short 5-minute journey from the airport to the upmarket hotel district (Hivernage) will take you past the Menara Gardens (ancient Olive Groves with a stunning central water feature), along several wide boulevards (all with well tended verges and sidewalks) and past many gardens bursting with colour and life.

There are currently 5 golf courses playable in Marrakech with a further 7 having been granted licenses. This number was not plucked out of thin air but a detailed study was commissioned into the demand for such golfing facilities, their water consumption and the area's ability to deal with this comfortably. 12 may seem high but not when you consider the Algarve alone has over 50 golf courses.

3 of the courses have been around for a while. Firstly the Royal Golf Club was built in the 1920s by the late Pasha of Marrakech and was a favourite of the late King Hassan II and Winston Churchill. It is based in a stunning forest of palm trees and has been maintained to the highest standards as you would expect for something with the royal seal of approval. It was recently rated as the 3rd best course in the whole of Morocco by Golf Digest Magazine and has 18 holes, is par 72 and 6,120m.

The Amelkis Golf Club is the next oldest course you should play when visiting Marrakech. It has 36 holes, both par 72 and around 6,500m and is located directly opposite the Royal Golf Club so you could easily play both in the same day. Amelkis was designed by Cabell Robinson and it boasts fabulous views of the snow-covered Atlas from some fairways and despite being an open course, the landscape is varied and there are plenty of hazards along the way. Recently rated in the top 10 Moroccan courses by Golf Digest Magazine it is considered to be the most challenging golf course in Marrakech and has welcomed the Morocco Open in 2000 and the Hugo Boss tournament in 2006.

Located in the centre of Amelkis golf course and built around an artificial lake, the Amenjena hotel is a true palace. The property echoes both the Berber villages of the High Atlas Mountains and the elegance of a Sultan's palace. Often visited by celebrities and sports personalities it will leave you speechless.

The third well established course is the Palmeraie Golf Club (18 holes, par 72, 6,214m) that is about 15 minutes northeast from the centre of the city and 30 minutes from the airport. It is based in the Palmeraie Oasis and like all other courses here is stunning and beautifully maintained. It was built in 1992 and designed by Robert Trent Jones Snr so has an American style. It is based in a natural valley and boasts 7 lakes, 1,000 of palm trees and numerous sand hazards. The clubhouse is majestic and Golf Digest Magazine recently rated the course ninth in Morocco.

Beyond this is a new wave of designer courses now being delivered to meet demand. Top of the list and without doubt the most important new course in north Africa is the Samanah Country Club - a deluxe new leisure community with 5 star + facilities. The golf course here is complete (18 holes, par 72, 6,786m) has been designed by Jack Nicklaus and boasts impressive environmental credentials. Membership is only currently available to hotel guests and property owners (whose tenants will then be able to use the course at very preferential rates throughout the year).

With club membership completely private, buying here is a very sound investment. Phase 1 is now completing and is absolutely stunning - that includes most commercial services, an enormous and breathtaking clubhouse, the unique golf course, stunning market square, a deluxe hotel and around 300 villas. There will be 650 residents on 285 hectares (only 5% density) and phase 2 of the community is located discreetly away from the main areas. For your comfort there is a comprehensive range of fantastic services.

* Three luxury 5 star + hotels. Part of the Leading Hotels of the World Group
* Stunning market square & beautiful water features
* Top brand restaurants, spa, services & shops
* Optional rental management and services
* In house catering, chauffeurs & maid services
* Stunning year round views of the Atlas
* Private golf and tennis club
* 8 minutes to airport, 15 minutes to Medina
* 40 minutes to the ski resorts

Most properties on Samanah are fabulous deluxe villas (450 villas with prices from 500,000 - 2,500,000 EUR), but there are also some semi detached villas (from 395k EUR - only 10 left from 100 in April 2010) and a few villa apartments for sale (from 125 - 215k EUR). Apartments are large and designed so that the living room can be used as an extra bedroom (sofa bed) with a separate shower room and guest W/C. For more information contact an official agent like Elite Samanah Properties.

The property price includes 20% VAT, pool, comprehensive garden landscaping, garage/private parking, kitchen (not appliances), fixtures and fittings. A luxury furniture pack is an optional extra and can be provided by an award winning interior design company. Golf playing rights are also an optional extra (from 24 - 36k EUR for the life of the property). If buying off plan you can choose bespoke interior design packages where Samanah will change property layouts, add additional features (basements/lifts/larger pools) etc and mortgages are available through a leading Moroccan bank for up to 70%.

In addition to the Samanah Country Club, the following new golf and leisure communities will all be delivered in Marrakech over the next 1 - 5 years with several more in the planning stages. Golf property is available off plan around all of the courses and could make a sound investment if you are persuaded about the future of Marrakech as a golfing destination.

2. Atlas Golf
3. Marrakech Golf City

How to Buy Holiday Homes

If you decide to buy a holiday home, you will have to mull over several factors. Price is just one of the elements you have to evaluate; a host of other issues must be assessed before the purchased is made.

How to Buy Holiday Homes for Sale

You have to choose the location. Finding a place as far away from work as possible is nice. However, you also have to think of the time it takes to get there. If you plan on staying there during the holidays, a long drive would be all right. But if you want to stay every weekend, it might not be worth the long drive.

The surroundings are also important. Would you like to live by the lake, mountains, countryside or some other setting? Make your choices and go online to see what homes are available.

Visit the Area

Aside from checking the Web, you should also visit the site. This will give you a chance to see the land, the available properties and the people. This is particularly important if you are going to have neighbors.

If you are going to buy in an isolated area, get to know how to reach the local emergency numbers in case a problem arises.
Tip: never buy properties until you have seen it in person. What you see in the picture may not match the real thing.

Talk to Local Estate Agents

They can provide you with a list of the best properties in the area. They may even be able to offer you good deals. Local estate agents can help with the viewing schedules too.

Choosing a Home and Making an Offer

This will be your holiday home, so do not scrimp on the amenities. Everything, from the surroundings to the furnishing, should be the best that you can afford.

Start making an offer. Being familiar with the cost of the properties nearby will help. While everyone wants a low price, be reasonable. If the property is nice, you should be willing to pay the price.

Have a mortgage arranged. The set up will vary depending on the location and how the negotiations go. This will not be necessary if you pay in cash.

Cheap Villa Holidays

The quickest way to find affordable villa locations is to search the Web. Pick a destination and look for villas in that place. Search for villas that have the features you want. Amenities will include baths, swimming pools, TV, ocean views, microwave etc.

You should also choose a villa that is near major tourist spots. This will help lessen your travel fare. A rental car is included in some villas, although this may jack up the price. Remember that cheaper villas do not mean poor service; often prices are reduced due to competition.

Choosing a holiday home or villa is similar in many respects. You have to conduct a lot of price comparing. But once the hard work is over, you can relax and not fret about the money you spent.

Thailand Holiday Homes - Better Than Staying in a Hotel

Thailand is one of the world's foremost holiday destinations. That millions of people visit the country each year is testament to that. The number of people traveling abroad in search of Thailand holiday homes to buy or rent is also increasing. The argument for owning or renting a Thailand holiday home is quite obviously clear cut when you consider the high costs of staying in hotels and the lower standard of accommodation.

Phuket and Pattaya are the most popular places for Thailand holiday homes. This however has meant that the costs for properties in these areas has increased recently, though good deals are still available with proper research. Great deals are to be had if you are willing to avoid these very popular cities, as the property prices on the market there are disproportionately high to the size of the lot.

Whichever location you eventually to decide upon for your Thailand holiday home, the process of buying or renting it is easy enough. You do not need to speak any Thai and you do not need to contact any homeowners directly. The reason is that there are real estate companies in Thailand which will do all of the hard, time consuming work for you.

These companies specialize in finding their clients the Thai holiday home of their dreams. They have massive portfolios of properties, which include pictures and detailed descriptions. You can ask them to make recommendations to you, or you can browse their websites, where all available properties are just a click of the mouse away.

Once your choice of property has been made, all communications will go through an agent who can organize everything for you. You do not need to contact anybody except the agent. It is as easy as that! The agent will be your point of communication for any questions or problems you might have with the transaction.

Should You Rent a House For Your Next Vacation?

If you don't crave total luxury, don't need a concierge, and don't expect to have your every meal delivered to your door then you might consider renting a house on your next vacation rather than just getting a motel room. There are rental agencies that rent homes. There are online services like Vacation Rentals By Owner or Homeaway (as seen on the Super Bowl) where you can rent a house from the owner. You bring your own linens, towels and personal items but everything else is provided.

You have the advantage of being able to cook for your family rather than spending all of your money in restaurants. You can microwave the "left-overs" instead of driving through the fast food drive-through lane. You can listen to CDs on the stereo or beach music on the radio. You most likely will have access to cable or satellite television and more than one TV. That is always good. He can watch sports while she watches something else. Kids can watch cartoons while you watch a movie.

Another amenity is the washer and dryer. You won't have to pack as many clothes because you can wash the ones you wear each day. There is also more room for the kids to run around. Being cooped up in just one room is not good family bonding. Of course you may have to give up room service or a pool but the gains are immense.

Most home rentals charge less (or equal) fees than motels. Why wouldn't you want to get your money's worth?

Once you have rented a home for your vacation, you may want to branch out a little. Check out House Swaps. You can let someone live in your home for a certain period of time while you live in theirs in a foreign country. This is something that people have been doing for a long time and it works. You get to enjoy a foreign country with all the amenities of home. Isn't it something to consider?

Just for fun, I checked on the Home exchange web site to see what is available. I was surprised at the places I found. This is the service that was featured in the Cameron Diaz movie "Holiday." There were 35,000 listings. I decided to search Belize. There were 6 listings. Three were right on the beach. Then I checked our Paris; 13 listings. Wow! New Year's Eve at the Eiffel Tower. This swapping thing really sound interesting. Some of the houses even have pools.

When you exchange with someone you don't have any outlay of money except for your transportation and sightseeing. You will also meet local people because the neighbors will want to meet the Americans who are renting in their area. Of course, if you don't live in an area that appeals to a swapper you'll have to try something else.

In the movies, a sad woman goes to a foreign country on a house exchange. She starts to enjoy herself; meets new people and falls in love with a local man. In the meantime, the person in her home has a similar experience. Love blooms and they live happily ever after. Maybe an adventure is in store for you? All that and you get to save money too.
