On Site Caravans in Australia - Ten Steps to Follow Before Buying One

The main points are:

Do not purchase the caravan without first speaking to park management. Remember, you are buying a caravan off the owner. You then need to know the conditions of having it remain on site at the park. Ask for a copy of the Occupation Agreement. It includes park rules, annual costs, inclusions and other details. It should be lengthy. If it is only 2-3 pages long, then it is possible that the agreement does not comply with the legislation concerning on site caravans. The Government Act in NSW concerning on site vans in Holiday Parks is: "Occupation Agreement. Holiday Parks. (Long Term Casual Occupation) Act 2002". Discuss future plans with park management. How long can you anticipate having your caravan at their park? Do they have plans to replace your caravan with a cabin in 1-3 years? If so, will you be asked to remove your caravan or will they relocate to another site within the park? Does the caravan comply with local council and park regulations? Discuss this with park management. Sometimes caravans may be sold because they don't comply so you may have to get this work done. Discuss what you can or can't do to your caravan. If you want to add a deck for example, you will need to ensure that it is within site boundaries. You may have to get approval to even paint your caravan. Check out other caravans for sale within the park and nearby parks. If there are many for sale, try and find out why? A good park should have a low turnover of caravans for sale. What is included in the sale? Some include all furniture. Take photos of the interior at the time of inspection if it does. Do your sums! If you are not going to use the caravan on a regular basis, it may be cheaper to stay in one of the park cabins rather than paying out all your money for a couple of weekends each year. Investigate the park further. Will it be crowded when you plan to stay? What type of clientele do they attract? Is it oriented towards children? Is it pet friendly? We suggest you stay in an on site cabin for a night or two to get a "feel" for the park. Does the asking price sound reasonable? It it is too much, don't be afraid to ask why. Compare its price to other caravans in the same or nearby parks.

The most important thing to realise is that you are generally buying from the person who owns title to that caravan. It may be towable (a requirement if the caravan is in a flood liable area) or it may be on stumps or "tied to the ground". You are not generally buying rights to the space it currently occupies, just the caravan itself. You then need to pay an annual fee to the management of the caravan park for the privilege of having your caravan on site. This fee and what it covers varies form park to park.

If you follow these ten steps, you will be far less likely to be disappointed with your purchase. Remember, you are not just buying a used caravan. You are investing in your spare time and holiday aspirations.

Renovating in France - Learn French, Save 10,000!

Here's a true story about renovating in France and how learning to speak a few French phrases can save you thousands and thousands of dollars.

This concerns some friends of mine who are renovating an old French farmhouse. It's a "longere" to be precise, which roughly translated means "long house". Way back when it was first built, several hundred years ago, what farmers would do was to build themselves a house and then just add bits on the end when they had a need. Frequently that was more space for goats, sheep, pigs or cows. An extra room would be added to suit whatever animals were going in. If it was for a growing family the room was made a bit better quality - but not much!

It is all on one level. Upstairs was for hay or grain - which also did a fair job of insulating. Walls were built from local stone - a couple of feet or more thick. No foundations of course, just built on the ground. With walls that thick they hardly move in centuries, and as long as the roof is in good condition these are prime French renovation material. These old French farmhouses usually don't have much in the way of sanitation. Often just a soak-away - which is basically a hole in the ground. If you want to renovate you need to put in a modern system or you don't get planning permission. Only sensible really.

Mains drainage is usually out of the question because these old French farmhouses are usually in the middle of a field. What you have to get is a septic tank system called a "fosse septique". A three or four thousand liter tank (around a thousand gallons US) takes all the household water and there's also a sand and gravel filtration that handles run-off. This is eventually pumped into the nearest ditch. It's not drinking water quality but it's fairly clean. Anyway, back to the story. As is recommended with any renovating in France, my friends got three quotes. The first guy wanted 16,500 Euros which was thought a bit high, but they waited for the remainder of the prices. The second came in at 9,000 Euros. The third, a comparatively low 6,500 Euros - a ten thousand Euro difference. That's a lot of money in any currency!

Now my friends had gone to the trouble of talking to several French people, including the son of an acquaintance who worked for the water board (and who helped with the plans). Each company was given exactly the same full specification. What might have happened if they had not spoken some French? They were not fluent at the time but they took on the challenge. I know people in that situation who would have just taken the first quote because it was easiest - and would have been ten grand out of pocket! The strangest thing happened on the day of the installation. The builder who had given the cheaper quote turned up to start work, bringing an expert with him to help. The "expert" was the guy who had given the first quote of 16,500 Euros - but apparently was more than prepared to do the work for the builder for 6,500 - or in fact less if you consider that the builder would probably have made something.

Top tip if you are considering renovating in France? Well it has to be to learn some French. If it cost you a hundred dollars to save 10,000 I would say it was money well spent!

Be Neighbourly In Your Orlando Vacation Home

People who choose to stay full time can have numerous reasons for doing so. They could be Disney employees thus enjoying the luxury of a very short journey time to work, since the majority of vacation rental villas are very well situated to access Walt Disney World and all it has to offer. Some residents own vacation homes in and around where they stay and they like to be close at hand to keep an eye on their property and look after their guests themselves. Generally there are safety and courtesy rules in all residential areas for "quiet times" at the pool. As a rule of thumb these tend to be 11pm-7am. One of the most tempting times to forget about these rules is for those visitors who have travelled from far away (e.g. U.K.) and need to make huge adjustments to time changes and body clocks. On the first morning of these guests' vacation, they will tend to waken very early and it is strongly advised to resist the urge to come straight down to the pool until it reaches what everyone would agree is a slightly more reasonable time.

Stay in a resort based vacation home...

Affordable Vacation Home on Wheels

We all dream of a place to go to that is ours. Somewhere near the ocean, in the woods or in warm climate. Some folks buy Time shares or condos. Some even buy 2 or 3 vacation homes. But most of us do not have the resources to do that, especially if you're a Redneck like me. But I found a great solution.

A Trailer or 5th Wheel.

No, I am not suggesting you live like trailer trash, I really think this is a good idea, and I did it last year in Sequim, Washington.

I love Fishing at John Wayne Marina, in Sequim, Washington. I go there every weekend to Halibut and Salmon fish, along with a little crabbing. It's about 150 miles from our home and it really gets old driving it all summer.

We looked at land up there, and it averages about $150,000. So we did a little math and here is what we came up with.

I already have a 26 ft trailer, so lets say it cost about $20,000. About the same as a down payment for land up there. Then, if you actually bought some property up there, you still need utilities installed and monthly utility payments every month. Also the average monthly property payment of $1000.00, to $1600.00 including taxes.

Yes, some would argue that it's an investment, but what if you hate it in 5 years and can't get rid of it?

So we took our 26 ft Trailer to Sequim Bay RV Resort, right across the street from John Wayne Marina, and setup a monthly site with them for $400.00 a month.

Now we have our own place in Sequim. We can come and go anytime we want and know one cares if we have our two dogs with us.

So tell me. Does it make more sense to buy a trailer, and locate it where you want at about 65% less cost than buying a piece of land. Is it not true that a loan to buy land, would cost more a month in interest, than $400.00 a month?

You now have a vacation home and extra money to actually enjoy it. So go by a new or used trailer and move it around the country. It's Great!!

At no point did the master planners opt for convenience, no corners have been cut and no expense has been spared in creating the perfect place for private relaxation.

Marrakech Golf Property - A Quick Guide

Marrakech is a vibrant and charming city at the foot of the majestic Atlas Mountains and based around an ancient oasis. With 333 days of sunshine per year and very easy access from northern Europe it offers something for everyone and is already competing alongside main stay European cities in the high earning sector of weekend breaks. Very high occupancy levels in an already established tourist destination are attractive from an investment perspective and the year round sunshine, amazing culture, golf, mountains, gardens, restaurants and nightlife also make the lifestyle opportunity to good to miss.

It is the combination of the excellent weather and water from the Atlas Mountains that makes Marrakech such a fantastic location for golf. Despite its proximity to one of the largest deserts in the world (Sahara), the water table is high and Marrakech is surprisingly verdant, something that can surprise new visitors who often expect a dusty and dirty city. Nothing could be further from the truth; in fact Marrakech boasts an amazing number of beautiful gardens, parks, promenades and public spaces. Just taking the short 5-minute journey from the airport to the upmarket hotel district (Hivernage) will take you past the Menara Gardens (ancient Olive Groves with a stunning central water feature), along several wide boulevards (all with well tended verges and sidewalks) and past many gardens bursting with colour and life.

There are currently 5 golf courses playable in Marrakech with a further 7 having been granted licenses. This number was not plucked out of thin air but a detailed study was commissioned into the demand for such golfing facilities, their water consumption and the area's ability to deal with this comfortably. 12 may seem high but not when you consider the Algarve alone has over 50 golf courses.

3 of the courses have been around for a while. Firstly the Royal Golf Club was built in the 1920s by the late Pasha of Marrakech and was a favourite of the late King Hassan II and Winston Churchill. It is based in a stunning forest of palm trees and has been maintained to the highest standards as you would expect for something with the royal seal of approval. It was recently rated as the 3rd best course in the whole of Morocco by Golf Digest Magazine and has 18 holes, is par 72 and 6,120m.

The Amelkis Golf Club is the next oldest course you should play when visiting Marrakech. It has 36 holes, both par 72 and around 6,500m and is located directly opposite the Royal Golf Club so you could easily play both in the same day. Amelkis was designed by Cabell Robinson and it boasts fabulous views of the snow-covered Atlas from some fairways and despite being an open course, the landscape is varied and there are plenty of hazards along the way. Recently rated in the top 10 Moroccan courses by Golf Digest Magazine it is considered to be the most challenging golf course in Marrakech and has welcomed the Morocco Open in 2000 and the Hugo Boss tournament in 2006.

Located in the centre of Amelkis golf course and built around an artificial lake, the Amenjena hotel is a true palace. The property echoes both the Berber villages of the High Atlas Mountains and the elegance of a Sultan's palace. Often visited by celebrities and sports personalities it will leave you speechless.

The third well established course is the Palmeraie Golf Club (18 holes, par 72, 6,214m) that is about 15 minutes northeast from the centre of the city and 30 minutes from the airport. It is based in the Palmeraie Oasis and like all other courses here is stunning and beautifully maintained. It was built in 1992 and designed by Robert Trent Jones Snr so has an American style. It is based in a natural valley and boasts 7 lakes, 1,000 of palm trees and numerous sand hazards. The clubhouse is majestic and Golf Digest Magazine recently rated the course ninth in Morocco.

Beyond this is a new wave of designer courses now being delivered to meet demand. Top of the list and without doubt the most important new course in north Africa is the Samanah Country Club - a deluxe new leisure community with 5 star + facilities. The golf course here is complete (18 holes, par 72, 6,786m) has been designed by Jack Nicklaus and boasts impressive environmental credentials. Membership is only currently available to hotel guests and property owners (whose tenants will then be able to use the course at very preferential rates throughout the year).

With club membership completely private, buying here is a very sound investment. Phase 1 is now completing and is absolutely stunning - that includes most commercial services, an enormous and breathtaking clubhouse, the unique golf course, stunning market square, a deluxe hotel and around 300 villas. There will be 650 residents on 285 hectares (only 5% density) and phase 2 of the community is located discreetly away from the main areas. Most properties on Samanah are fabulous deluxe villas (450 villas with prices from 500,000 - 2,500,000 EUR), but there are also some semi detached villas (from 395k EUR - only 10 left from 100 in April 2010) and a few villa apartments for sale (from 125 - 215k EUR). Apartments are large and designed so that the living room can be used as an extra bedroom (sofa bed) with a separate shower room and guest W/C. The property price includes 20% VAT, pool, comprehensive garden landscaping, garage/private parking, kitchen (not appliances), fixtures and fittings. A luxury furniture pack is an optional extra and can be provided by an award winning interior design company.
